Baltimore Real Estate on Recovery Track Despite Foreclosures

A recent assessment of the housing market’s recovery by RealtyTrac Inc. put Baltimore on the bottom of the list. While the average recovery index nationally was 100, Baltimore’s index was just 80, the lowest score in the nation.

This is mainly due to a backlog of foreclosures which recently hit the market after efforts by the state government to protect vulnerable homeowners resulted in a large number of foreclosures being held up by the judicial system. These foreclosures combined with other distressed sales gave Maryland its low mark.

However, there are signs that the state’s housing market is on its way back. The influx of foreclosures had been anticipated for some time, and other factors are already working to bring the market to a more normal pace. The median sale price of single-family homes in the state grew 5.6% in the first half of 2013, according to the Baltimore Business Journal. In addition, only 25% of houses in the Baltimore region were classified as underwater mortgages, meaning a house that is worth less than its mortgage note. This statistic signifies an increase in home prices which bodes well for the market.

Home sales are up, but are still lagging behind the national averages, an increase of 9% and 19% respectively. In a response to RealtyTrac’s report, Maryland Department of Housing and Community Development Commissioner Raymond Skinner stated that the state’s recovery “continues at a very strong pace.”

The Top Real Estate Trends of 2013

This year has been a bit of a transformative one for the real estate market. Prices seem to have gone up while the availability of homes have apparently gone down. Here are a few of the trends we’re starting to see in today’s market:

Less Homes – Just this past Feburary, it was estimated that there were less than 2 million homes for sale nationwide. The availability of homes creates a supply and demand effect in which the demand for homes has risen while the supply in certain areas seem to be dwindling. Many in-demand properties are not lasting very long on this current market. Some areas of the country, like Colorado and California, are especially feeling the effects of this trend.

Lower Mortgage Rates – As far as mortgages go, the national average rate on a 30-year fixed mortgage happens to now be slightly over four percent, which makes it one of the lowest rates ever. Rates have started to increase steadily and may increase even more depending on what actions the Federal Reserve decides to take. Some forecasters have predicted that the Fed will keep rates low for at least the rest of 2013 to encourage growth. Rates are expected to rise over the next 18 months as the economy recovers and the Federal Reserve withdraws its support.

Extra Protection for Buyers – A new rule known as The Consumer Financial Protection Bureau’s (CFPB) Ability to Repay that gives many applicants extra protection by ensuring they don’t take on mortgages greater than they can afford. This rule doesn’t officially come into effect until January 2014, but most lenders will begin to enforce it before year’s end.

Harlingen, Texas is the cheapest place to live in the U.S. – According to the The Harlingen Economic Development Corporation Board, Harlingen, TX is the cheapest place to live in the entire United States. Average monthly rent comes in at about $640 while the average median home price sits at around $218,554. They say everything’s bigger in Texas, but they never mentioned how cheap it was to live there.

Brass Doorknobs can disinfect themselves – Also known as “the Oligodynamic Effect,” doorknobs that are made of brass, copper, aluminum, iron, lead and silver are able to kill bacteria. It takes them about eight hours to disinfect themselves. Stainless steel and aluminum doorknobs do not disinfect themselves the same way.

A third of home buyers want a separate shower – About one third of new home buyers want a shower that is separate in their master bathroom. It isn’t as make or break as having a garage attached to the house is, but it certainly factors into a buying decision.

You can live in an old missile silo – For old missile silos that are no longer in use, it is often useful to turn those spaces into a home. It isn’t a very pretty home, but it’s functional and is definitely livable.
